Boston-born food company expands North with commissary and warehouse
WOBURN, Mass. (September 3, 2026) – The Chicken & Rice Guys is bringing its popular Middle Eastern halal cuisine to Woburn with a new commissary and warehouse at 218 West Cummings Park. The Massachusetts-based food company plans to begin operations at its 4,834-square-foot northern hub in October, with takeout service to follow.
Established with a single food truck in 2012, The Chicken & Rice Guys has grown into a multifaceted food business with restaurants, a fleet of food trucks, and a catering operation serving customers throughout greater Boston. Its new Woburn location will provide additional capacity and a strategic base for its expanding presence in the region’s northern suburbs.
According to Co-founder and Operating Manager Jaemin Lee, the warehouse and commissary are being relocated from Ferry Street in Everett.
“After 10 years operating out of Everett, we needed a base built for where we’re headed next,” said Lee. “Woburn broadens the boundaries of where we can operate and opens up markets we haven’t been able to reach from inside the city. It gives our trucks, catering team, and kitchen the room to grow into that.”
Cummings Properties leasing director Steve Cusano worked with Lee and Adam Schertzer of JMJ Commercial Realty on the lease.
“West Cummings Park is a strong fit for The Chicken & Rice Guys’ next phase of growth,” said Cusano. “With some of its busiest shifts already running in Burlington, Lexington, and Waltham, the company will use the Woburn facility as a launchpad for expansion along the I-93, I-95, and Route 3 corridors.”
Cummings Properties’ in-house design and construction teams completed a custom rehabilitation of the space as part of the lease.
“The suite’s previous use as a commissary meant that much of the infrastructure was already in place, which gave us a great head start,” said Cusano. “Our in-house teams were then able to quickly make the necessary improvements for The Chicken & Rice Guys.”
In addition to its regular food truck schedule, The Chicken & Rice Guys offers takeout and delivery through multiple service providers. Its new culinary neighbors in and around West Cummings Park include Anna’s Taqueria, Empower Woburn, Godavari, MS Kitchen, Kaapi and Co., Maki Maki, Petit Play Café, Powerhouse Catering, Teamoji, and Wicked Bagel.
